We anticipate creating meaningful value through a variety of strategies which may include: operational and management improvements, addressing deferred maintenance through renovations, implementation of cost controls and expense reductions, brand (re)positioning, or leveraging upward-trending economic conditions or market-specific recovery. We intend to target primary and tertiary markets with high barriers to entry, predictable inventory and supply growth, and stabilized or growing demand generators.

We typically pursue investment opportunities where the all-in deal basis is significantly below replacement cost. However, if we believe a deal is priced at market value and the market dynamics are favorable, we will consider the investment based on yield and gear the investment toward yield-based investors.

We utilize rigorous, data-driven analysis to help guide our decision making. Our proprietary data and models help us determine which markets to target, what type of product is best suited for a particular market, and lastly help us push our operators to achieve higher levels of profitability.
